This lovely 3-bedroom, 120 sqm villa, provides accommodation for up to 6 guests. Located directly on the seafront, overlooking blue crystal clear waters and sandy shores, has direct access to the sea and is a cost-effective holiday option for families with children or a romantic getaway for couples and honeymooners.
The villa is set in an elegantly landscaped lawn garden with a private terrace, where you can set up a barbeque. The Villa’ s ground level consists of a spacious living room which combines a sitting area, a dining area and a fully equipped kitchen. The living room opens up to a front lawn and breathtaking, panoramic sea views. A small bathroom serves this floor. Floor-to-ceiling doors lead out to a large roofed outdoor area with a built-in BBQ and outdoor dining area. A flight of steps leads to the upper level which includes the master double bedroom with an en-suite bathroom, a second double bedroom, a twin bedroom and a bathroom.
An extra outdoor shower is available on the ground floor for guest' s convenience. We want our guests to enjoy our villa as their 'home away from home'. So, apart from very personal items, we've furnished it to the same standard as our own home. All bedrooms are air-conditioned and have ample storage for clothes and personal belongings.
The area offers the perfect balance between relaxing isolation and easy access to the more cosmopolitan part of the island. There are no hotels in the surrounding area, and the few private villas are situated far enough to maintain an intimate atmosphere. Enjoy the semi-private rocky slab below that ends in the crystal clear blue waters and is an alternative spot for sunbathing and swimming. One can also continue onto the beautiful sandy Agios Thomas beach, which is a mere 3 minutes walk from the property.
There are a couple of taverns and a beach canteen within walking distance , while a short drive will bring you to several restaurants and mini markets. Ideal choice for a group of friends or a family, looking to enjoy the sun and the sea secluded from the crowded touristic areas of the island. The grounds surrounding the villa can provide an elegant backdrop for a wedding party or special event of up to 100 guests. For large events, advance arrangements are required.

This is the second time we have stayed here and we can't wait to go again! It was so difficult to leave. The villa is immaculate, very comfortable and a well equipped kitchen. The view is breathtaking and the sea is just at the bottom of the garden so very easy to cool off in the turquoise sea. Spiros is an exceptional host, nothing is too much trouble and very quick to reply to any texts. We used the kayaks and paddle boards and it was very safe in this cove. There is a new beach bar three mins walk and an excellent taverna which is open for lunch 12-4pm. Brilliant BBQ and dining area at the house so we used this every night. Supermarkets only 8-10 mins away with excellent choice.
I cannot recommend this highly enough and the airport is only 20 mins. A WINNER!

Hier muss man Urlaub machen (August 2021)
Hier gibt es nicht viel zu schreiben. Buchen und genießen. Es ist traumhaft. Das Haus hat alles was man für einen Urlaub braucht und noch viel mehr. Paddelboote sind auch vorhanden, mit denen man auf Entdeckertour gehen kann. Wir haben uns zwei Wochen pudelwohl gefühlt, vorallem, weil alle 3 Tage das Haus komplett gereinigt wurde. Hier muss man Urlaub machen. Kommen gerne wieder. Vermieter ist auch sehr lieb und nett.

Best holiday ever (August 2019)
This villa is everything you could ever want for the perfect summer vacation. The location is amazing, a 2 minute walk through the garden down to the rocks to swim in the most crystal clear water I have ever seen. The house is beautifully decorated, exceptionally well maintained and spotlessly clean. There are sunbeds, kayaks, snorkeling equipment, beach towels. Nothing has been overlooked to make this a hassle free, super relaxing holiday. Nikh was an amazing host. Always easy to contact if we had questions, and allowed us to check in early which was much appreciated. Hope we can return soon.

Perfect location, beautiful swimming, daily kayaking, wonderfully quiet and lots of different indoor and outdoor areas to enjoy the view. Hire car essential, Google Maps and mobile data also very useful as signposting/directions can be challenging at times. Although our first Greek trip, Kefalonia, Thomas Agios Beach and Avali Villas seem like a hidden gem. Communication from Spyros and Nicole regular, friendly and flexible.

"Exceptional villa and sea swimming" August 2018
Spyros and Nickol's family villa is exceptional. It is beautifully presented and proportioned home, with everything you might need for a villa holiday. The main draw of this villa is the sea, just a few meters from the garden is the rock beach with clear, blue water. We swam back and forth across the bay all day long, occasionally calling in at St Thomas beach for an iced coffee. Even in July and August we almost always had the rock beach to ourselves.
Stop looking for a villa in Kefalonia, and book this one - you wont be able to beat it.
"Stunning villa in a perfect location" August 2018
Arriving at the villa we were blown away by its location just above the shore line and stunning views out to sea.
The villa itself is well appointed and has plenty of seating inside and out - it really is as good as it looks in the photos! We enjoyed snorkelling and sea kayaking to small deserted coves just along the coast and our teenagers were able to jump and dive from the rocks into deep sea pools. A lovely cafe/bar and taverna are only 2 minutes walk along the shore line where there is a small sandy beach (This was busy during our stay but not unexpected for mid August). Air conditioning in the villa was excellent. The bedrooms have plenty of storage and comfortable beds and the master bedroom has a small safe.
We hired a car which made accessing the island very easy. Argostoli (around 25 minutes drive) offers plenty of places to eat, shop and learn about the history of the island, and we were lucky enough to see sea turtles in the bay. Communication with Spyros was excellent both before and during our stay - when we told him that the kettle wasn’t working a new one was delivered the next day
“Spectacular view, beautiful sea, great house” August 2017
Avali family is as good if not better than it looks in the photos. We just couldn't believe how beautiful the view and sea were when we arrived and felt incredibly lucky to have booked it.
The house is well equipped and comfortable with nice crisp fresh white sheets. We were two adults and two children aged 13 and 10 and we hardly sat inside but there was enough room for us. However the house on its own isn't what makes this place. The outside space is great for eating, sitting and even showering (we hardly used the inside showers).
Spiros was very easy to deal with from booking through to departure. We did hire a car as recommended by another reviewer but only drove 71kms as we could not drag ourselves away from the house so would have been able to hire a chauffeur for the same cost! The house is close to the airport which was convenient although we got lost in both directions! Itis very undeveloped around the house which was what we wanted - and my children were very pleased that opportunities to force them to sight see close by were limited.
We spent our days snorkelling, kayaking or swimming across the bay to completely empty beaches or just reading books at the house. At 10 and 13 our children were just slightly too young to appreciate the wonderful sea (we couldn't let them go into the sea without us there of course) but older teenagers next door seemed to be having a great time playing and kayaking in the sea. We ended up at the taverna on the beach 3x and at the bar several more.
We can't wait to go back.

Bit later than planned in submitting this review as unfortunately broke my leg the day after we got back from our holiday.
We would not hesitate to recommend this Villa for a Kefalonia holiday. We arrived to be shown around by Spyros' lovely mum, who gave us a great welcome basket of goodies (particularly her homemade jam!) and showed us around the property. Previous reviews really sum up how we felt about the property, so we have just concentrated on some of the practicalities in this review.
FACILITIES: Top loader washing machine with a few sachets of washing liquid to get you going. Good size fridge with a quarter size freezer compartment, ample for your ice creams and particularly Greek frozen savoury pastries which are lovely with a beer at lunchtime :) Electric hob, responsive and easy to cook on. Electric oven, once you work out the knobs (which doesn't take very long), great for roasting and grilling. Brilliant, good sized outdoor BBQ (recommend the real charcoal you can buy in local shops - dirty grey bags- for a really good smokey flavour - there is a stainless steel basin alongside the BBQ, handy to soak stuff in) TV with satellite box and DVD player - we struggled to get any English speaking channels apart from BBC news but in all honesty, would not have even bothered with it if had not been for the unseasonal storms that hit when we were there. We did eventually find that channel 1 often had English speaking drama programmes on with Greek subtitles Ground coffee maker (lovely with our morning fruit juice) Small blender - handy for grinding down spices Solar hot water - always plentiful and very hot Good showers in both the master bedroom and main bathroom Bath towel, hand towel and beach towel each Small dishwasher We bought our own dishwasher tablets, toilet cleaner, washing powder, washing up liquid etc from local supermarket. Dish and drying cloths were provided. Condiments will depend upon what the last visitors have left. WIFI - ok, as mentioned by others, this can be a bit intermittent, only important to us as handy to look up local info and we Skype my elderly mum daily. Best spots are out on the patio in front of the villa, in the double main bedroom or its verandah. We loved eating outside and found mossie coils a must, not so much for mossies but to keep wasps at bay in the day time (apparently a bad year for them over the whole island). As a couple, we found the furnishings comfortable and completely adequate. If you were a party of six, everything would be fine, although you would be a bit squashed on the sofa in front of the tv. We loved sitting under the beach umbrellas on the comfy sun loungers in front of the villa. There is also a store of these by the kayaks to take down to the beach - light and easy to carry. We didn't use the second double bedroom or twin room but we did investigate their mattresses as the master double mattress was very firm. Just about our only recommendation for improvement would be a thick topper on this.
ENVIRONMENT: We did not try the local restaurants in the village. Argostoli is only a 10-15 minute drive from the villa (bypass road leads to Lidl, AB and Carrefour supermarkets) and there are local supermarkets within a five minute drive. We didn't find the quality of fruit and veg any different in the market stalls to the supermarkets (watermelon and tomatoes to die for!). AB was best for fresh fish (farmed but still very good bass and sea bream), veg and fruit, Carrefour for meat and frozen stuff (try the Greek stuffed savoury pastries!!) and I wouldn't bother with Lidl (same old, same old). There is a butchers in the middle of the promenade in Argostoli, which we would highly recommend. They sell lovely meat of all types, particularly recommend their lamb kebabs and steak. Also, we were able to buy live slipper lobster from the fishing boats in the harbour, which was really delicious (stun in freezer for 30 mins, boil, dress, BBQ with garlic, butter and lemon!), 20 euros per KG. The beach in front of the villa, as stated by others, really does require good quality beach/swimming shoes. Swimming off the rocks is lovely. We tried out a local lobster pot that was lying by the kayaks but didn't catch anything, although all the little fish and crabs would have had a good feed that night! I fish and was able to buy frozen mackerel, prawns and fresh squid as bait. There are also two shops in Argostoli that sell gear, from one of which you can buy rag ( most successful bait but only really tiddlers on offer). To be in with a better chance, I would have needed to regularly walk out to the far right of the beach (as your back is to the villa) towards high/ebbing tide. Didn't fancy doing this in the dark. Also, if you look at other fishing threads, people wonder at local bait ingredients, turns out it is a mix of bread with the powdered feed that is used by the local fisheries. I would also recommend taking your sat nav if you have Europe maps, our garmin was spot on! For anyone thinking of booking the villa, do, it is so quiet and private, we hardly left it (other than to shop for food!), we would definitely go back.

Perfect family holiday (August 2016)
Just got back from a fantastic week at Villa Avali Family with my wife and our 6 year old son.
The villa is gorgeous, spacious, well equipped and spotlessly clean. Spyros and Nikh were a pleasure to deal with from start to finish, kindly letting us stay late on our last day when our flight was delayed. I would strongly recommend bringing beach/swimming shoes, especially if you have kids, as the rocks by the sea are very sharp and would be very difficult to walk on in bare feet.
The sea is crystal clear and the snorkelling was fantastic, as was jumping into the sea from the 15ft cliffs! The sea is around 10-20ft deep straight off the rocks, and the visibility is incredible. The little sandy beach 5 mins walk away is perfect if you have younger children, and the tavernas at this beach are decent (EUR40 for 2 mains, a starter, 2 beers and a coke). The barbecue is great, and we used it pretty much every night. Wi fi is ok once you figure out where the best signal is.
We booked through Holiday Lettings, who we have used before and also recommend. Our stay did cost as much as the car I've been driving for the past 8 years, but it really was outstanding!
Perfect family holiday (August 2016)
We have just returned from a fabulous 2 weeks at Villa Avali.
The location, could not be better - superb views and about half a minute from the door to being in crystal clear warm seas. The "natural swimming pool" is even better than in the photos - deep enough for jumping and diving off the rocks, which the kids loved. Great snorkelling, and having the kayaks meant you could go round the bay and try a different area for a change. 2 restaurants (one is more of a bar that serves food) a couple of minutes along the beach, and plenty more a short drive away.
We visited Mount Aenos and Messalini and Drogarati caves, all of which were less than an hours drive away - but mostly we found we were so happy at the Villa and in the sea that we didn't want to leave.
The Villa itself is clean and spacious and the grounds are very well laid out for privacy so you are not overlooked and no-one walks past the garden. Spiros was extremely helpful.
Would definitely recommend.
Lovely villa and stunning location (July 2016)
We had lovely family week away at Villa Avali, everything was pretty much perfect for what we wanted. It was immaculately clean, quiet, the owners were very helpful and the location was outstanding.
We usually do a lot of driving sightseeing on holiday but because we had the sea literally at the end of the garden, apart from a couple of trips out we didn't feel the need to go anywhere else. The kids loved using the kayaks, and bring able to swim off the rocks into crystal clear water made the holiday for us. Loved the grounds with its big lawn and swinging seat. My only little gripe was the lack of comfortable seating in the lounge which I could imagine out of season could get bit annoying but as we were able to sit outside most evenings it wasn't a big problem. Glad we hired cars as there are no food shops within walking distance but we knew this before booking.
We had one of favourite family holidays at Villa Avali and will definitely be coming back.
Perfect location (October 2015)
Wanted a quality villa as near to the sea as possible, and this perfectly filled the brief.
Spacious good quality accommodation, comfy beds, clean and tidy, the only thing I found uncomfortable was the sofa. If there are more than three of you, the lounge furniture is a bit sparse, but you will probably be outside most of the time. Just a few yards to the sea, and a few more to the local tavernas, which are both pretty good.
Beach is safe and mostly sandy, sea is clear and warm, and simply kayaks are provided for your amusement.
Spyros, the owner is delightful and most helpful, leaving us a delicious welcome pack containing his very own olive oil. We will be back!
It was perfect for us as it was so near the sea (September 2015)
We wanted a quiet relaxing holiday where we could swim frequently. Villa Avali provided all we could have asked for. Safe deep water swimming was available at the end of the garden and a small sandy beach with good tavernas was only a few minutes walk away.
The house is secluded and comfortable. The owner was helpful and the accommodation was very clean with enough equipment for self-catering. Air conditioning in the bedrooms was necessary at night and the fan was useful in the living room as it was very hot at times.
Fantastic villa - beautiful location (August 2015)
We stayed for two weeks in this fabulous villa - could have easily stayed for much longer!
Villa description is accurate, but no words can convey its brilliant location. The crystal clear sea is literally just outside the gate, where you can sunbathe or swim off the rocks. You can swim/walk round to the lovely little beach just a couple of hundred metres away, where there are a couple of nice little tavernas.
We were met by the owner Spyros, who was extremely helpful, providing lots of useful information. He kept in regular contact during our stay to ensure that everything was OK.
The villa itself was extremely comfortable, spacious, well equipped and clean. We were a party of only 3 - myself, my husband and our teenage son, but for larger parties it could benefit from an additional indoor shower. The outside shower was really useful for after swimming.
We really enjoyed using the kayaks (provided free of charge) to paddle to nearby beaches, including little coves accessible only by sea. Also spent many hours snorkeling watching the fish. Nearby restaurants recommended by Spyros were all very nice and good value for money. The villa is only 30 minutes from the airport, but a car is really required to get out and about.
We have absolutely no hesitation in recommending this villa and hope to back ourselves soon.

Отдыхали семьей с детьми в августе 2014года. Вилла замечательная, находится в очень красивом месте КАРАВАДОС. Расположение также отличное, вокруг нет посторонних людей. Сам дом очень комфортный, все ровно так как показано на фото. Виды из виллы очень живописные. Хозяева виллы Ники и Спирос замечательные люди. Все наши просьбы были исполнены в лучшем виде. Сами они появлялись только если мы о чем- то их просили, в остальном была полная приватность.
Рекомендую арендовать автомобиль, т к в пешей доступности нет маркетов да и таверни только 2. На автомобиле появляется выбор перемещения. Море- это жемчужина этой виллы. Вода бирюзовая как на картинке. Берег обрывистый, но в 5-7 минутах ходьбы есть и песочный пляж. В связи с гористой местностью необходимо брать рифовую обувь, маски и ласты тоже пригодятся. Если вы хотите отдохнуть от суеты и избытка человеческого общения - вам сюда!!! Даже в высокий сезон (август) отдыхающих на побережье где находится вилла не так много.
A privilege! - to stay in such beautiful accommodation in such a perfect location (August 2014)
We are a family of four with 2 grown up children. We stayed in the smaller property for 6. We also saw the other property and it was equally spectacular.
The location is breathtaking. The photos on their website are exactly how it is - just stunning! Accommodation clean, modern, elegant and efficient with a lovely sense of style. Home from home. They even had beach towels and sea kayaks for use! Everything was provided to make it a comfortable holiday including soaps and shampoos and washing up liquid and dishwasher tablets the kinds of things you don't really want to be buying for a 2 week stay.
The owners are only a phone call away to help with anything that they are able to make the stay more comfortable. You do need a car for this location then you have access to supermarkets, restaurants and water sports activities within 20 mins. Although there is no swimming pool which for us was unnecessary the sea is literally in front of the property - 30 secs and you're in!
Wonderful! Can't praise it highly enough. A wonderful home, location and delightful family owners. It was a privilege.
The great place to spend summer vacation with family! (August 2014)
We spent 2 great weeks in this authentic hideaway supreme house. The scenery was breathtaking, amazing water color and truly peaceful.
The villa, held by a lovely and very attentionate greek family, was very functional and easy to live in. The lawn offered great barefoot soccer for the kids. Kayaks were available too. The sea being so near, it was very convenient to take a swim then an outdoor shower and sunbath at the villa. The car was really welcomed as there were no mini market within walking distance. From the airport follow the owner’s good driving instruction rather than a GPS. Great BBQ place we have done almost every evenings.
Miss it already, would definitely come again!!
Simply Amazing (June 2014)
This is one of those places that you could re-visit year after year. The villa itself is perfect in every way, the owners attentive and the surrounding area beautiful.
There are a couple of tavernas a two minute walk away for lunch or an evening meal. The clear sea is a stone's throw from the villa with steps leading down into the water. There are kayaks available whenever you need them if you fancy a bit of exercise other than swimming.
However, the view from the villa in the morning and evening has to be seen to be believed. It is breathtaking. We will be back.
